What makes professional real estate photography so much better?

It takes a lot more than a decent camera and a wide angle lens to create truly professional real estate photography. It takes an experienced eye to tell the story of the property… in other words to present it at its best, knowing what to include, what to leave out, and how to show the overall flow of each room.

It also requires careful image enhancement after the shoot to make details pop and to make sure each image lives up to its full potential.

A good real estate photographer makes it all look so easy, but it requires careful attention to detail and is the accumulation of years of hard earned knowledge.

How are the photos delivered?

Finished image files are delivered via email directly to the agent or home owner. Although a CD is available for an additional $15, most agents and homeowners prefer the speed and convenience of email delivery.

How large are the files?

The standard files are 1000 pixels on the longest side, ideal for use on the MLS, postards, or average-sized brochures. Most agents find files at this resolution make adequate color laser prints up to 4×6 inches.

For larger photos, up to 8X10 inches, we recommend medium resolution files for and additional $20. These are 2000 pixels on the long side.

For demanding reproduction in large brochures and magazine spreads, the high resolution option gives you 3000 pixel images, delivered via CD.

How long does it take to photograph a property?

Most homes take anywhere from 30 minutes to 60 minutes to photograph. Larger, more expensive homes generally take longer.

What do you photograph in each home?

The goal of Pro Home Photo is to show the flow and living space of a home at its best to make your marketing warm and inviting to potential buyers.

We photograph:

    • Front/Rear exterior
    • Kitchen
    • Living room/Great room (the main living areas)
    • Bedrooms and Master bath
    • Finished lower level (if applicable)
    • Unique sales features (pool, out building, specially finished areas)

We DON’T typically photograph:

    • Closets
    • Small or secondary bathrooms
    • Pantry
    • Garage
    • Unfinished lower levels
    • Furnace/AC Units
    • Utility/Laundry room

How long does it take to get my photos?

Photos are typically delivered the next business day after the photo shoot.

Can you photograph my listing/property on Saturday or Sunday?

Unfortunately, no. Due to other photographic commitments, we schedule real estate photography appointments Monday through Friday during regular business hours only.

Do you photograph commercial too? Is the price different?

Yes, we also photograph commercial property, both interior and exterior as the job requires. All commercial photography is quoted a price on a case-by-case basis depending on the size and complexity of the job. (Whether it needs to be staged lighted or populated to demonstrate its use, and the intended use of the final photographs.)

For example, if it is intended for a big magazine ad or requires us to set up lights and stage various settings, the cost is higher than if it is intended as an agent brochure.

My property is outside your regular service area. Can you photograph it?

Yes, we regularly photograph outside our regular service area. An additional destination charge applies. Residential property photography outside our service area starts at $145.
